This site is occupied by a rather tired, old, but substantial bungalow which has a hidden secret of an acre back and side garden. Despite an adverse planning history, the site has now been included as part of North Somerset Councils Local Plan review and included as a future residential development site. Plans are currently being prepared to submit to North Somerset Council for 5 new detached dwellings with an application being made in March 2018.
Why is the Site Suitable for development?
The bungalow has a garden that is an acre in size and isn’t used. The land is located off Station Road between two primary schools and close to the local secondary school. Building family homes here is a better option than building on greenfields in a more remote part of Nailsea.
The land is private garden that was previously identified as an ‘Amenity Area’ Local Plan, but this designation has been removed because the land has no history of being publicly accessible. . The site is not and has never been part of Nowhere Woods.
Why is a Pedestrian Crossing Proposed?
There is a need to slow vehicle speeds on Station Road to make the existing access safe. The development will therefore need to introduce traffic calming measures close to the entrance and to the north and south approaches.
The major benefit of the scheme will be to introduce a pedestrian crossing and traffic management measures around St
Francis School. This will in turn reduce traffic speeds around the site entrance.
How are trees and ecology protected?
There are a number of protected trees on site. These will all be retained and safeguarded.
Surveys have been carried out and the scheme protects any ecological interests (bats, badgers and newts). There are no protected species on the site.
What will the houses look like?
The houses are family houses designed to reflect the style and character of housing in the area.
